Stachybotrys Remediation
Specialists in Naples, FL

No. Many mold species produce dark or black-appearing growth: Cladosporium, Aspergillus niger, Aureobasidium, and Ulocladium are all common in Naples, FL properties and all appear dark. Stachybotrys chartarum is identified by species-level laboratory analysis of a surface sample — not by color. The distinction matters because the removal protocol (containment tier, PPE level, disposal requirements) is determined by the confirmed species, and applying Type III Stachybotrys protocol to what turns out to be Cladosporium adds unnecessary cost, while applying a lower-tier protocol to confirmed Stachybotrys is an inadequate response.

Trichothecene mycotoxins survive in dead Stachybotrys cells. Biocide treatment kills the living mold but leaves mycotoxin-containing material in place. IICRC S520 specifies complete physical removal of all Stachybotrys-contaminated porous materials — not in-place treatment. Contractors who offer in-place biocide treatment for confirmed Stachybotrys aren't following the industry protocol.

For confirmed Stachybotrys removal, we strongly recommend temporary relocation of occupants — particularly those with respiratory conditions, children, and elderly residents — for the duration of the removal phase and until IH clearance sampling confirms acceptable post-removal conditions. Type III containment significantly limits cross-contamination, but for mycotoxin-producing mold, we consider temporary relocation the conservative and appropriate approach.

Independent IH post-clearance sampling with accredited lab analysis is the only objective confirmation method. Stachybotrys spore counts in the treated zone compared to outdoor baseline — when they're at or below outdoor levels, clearance is confirmed by the IH's written report.

Stachybotrys chartarum requires consistently wet cellulosic material to establish — not just high humidity, but material that has been continuously wet for an extended period. Common sources in Naples, FL properties include: chronic roof leaks that saturate the drywall or insulation below; long-term plumbing leaks inside wall assemblies; slab leaks that maintain wet conditions on floor material above; basement flooding that isn't completely dried within 48–72 hours; and HVAC condensate leaks onto drywall or ceiling tile. Its presence is always evidence of a sustained moisture source, not just a humidity problem.
